History

The business came first. The portfolio came out of it.

The family's electronics distribution business was founded in Miami in 1977 and over the next four decades grew into a nationwide operation.

Sawgrass Beach, L.P. was formed in 2011 as the capital allocation arm of that business. When the company was sold in 2016, the partnership became the primary investment vehicle for the family's assets.

That history is the whole reason we invest the way we do. We spent decades on the operating side of a low-margin, high-volume business, which is a good education in cash flow, working capital, and the difference between a good story and a good business.

“We spent decades on the operating side of a low-margin, high-volume business. That is still how we underwrite.”

Approach

States with real estate investments

We back operators, property by property.

In real estate we invest in cash-flowing properties with value-add opportunity, working with general partners around the country on a deal-by-deal basis rather than through blind pools. We have invested across Alabama, Arizona, Colorado, Florida, Georgia, Illinois, Massachusetts, Michigan, Minnesota, Missouri, North Carolina, South Carolina and Texas, including ground-up hospitality development.

We also run a concentrated book of public securities, which is where the family has invested longest. It is the same discipline as the private work: a small number of names, held for years, bought when the operating business is understood better than the tape suggests.

In companies, our first investments were businesses we could plug directly into the family business's distribution network. We have since moved toward asset-light platforms in underserved markets, and more recently into digital asset infrastructure and the payment rails being built for autonomous software.

Real estate

Retail, office, light industrial, multifamily and hospitality. Equity, mezzanine debt, and first lien positions, always alongside a sponsor with a track record in that submarket.

Early stage

Asset-light platforms in overlooked markets, from marketplaces to space infrastructure to supersonic aviation.

Public securities

A concentrated, long-held book of listed equities, run in-house.

Digital assets

Protocols, tokenization, onchain credit, and the agentic payment rails now being built on top of stablecoins.

Research

We do our own measurement.

Most of our work starts with primary data. For public companies that means reading every call and filing ourselves and tracking the operating numbers between reports. In digital assets it means measuring adoption, fees and revenue directly from the chain before we form a view.
